Going to the highest bidder: A conference center, restaurant and nightclub on Dual Highway

The Hager Hall complex, which includes an event center, nightclub and restaurant, will be sold at an online auction this month.

The minimum bid is $500,000.

This complex on Dual Highway once housed Cancun Cantina, Barefoot Bernie’s and the Hager Hall Conference and Event Center. It will be sold this month through an online auction.

Paul Cooper of Alex Cooper Auctioneers said the complex totals nearly 60,000 square feet, with a fully equipped kitchen and the use of about 400 paved parking spaces.

The property, which changed hands last year in a $1 million deal, is zoned for commercial purposes and would accommodate a variety of business uses, he said.

"I just see so many opportunities there to make money," Cooper said.

Online bidding and registration will start at noon on May 13, according to the auction advertisement. An initial deposit of $20,000 is required.

The online auction will close at noon on May 18.

The winning bidder has 60 days after the end of the auction to close on the deal, Cooper said.

A condo complex

The property was originally part of an 11.59-acre parcel at 901 Dual Highway, according to the online description.

The property was converted to a three-unit condominium setup in 2006.

The Hager Hall complex is known as Unit 1. It includes the businesses formerly known as the Hager Hall Conference and Event Center, Barefoot Bernie's and Cancun Cantina, as well as offices and common areas.

Unit 1 sits on 1.6 acres of the original property. 

The other two condominium units, the neighboring Plaza Inn & Suites Hotel and a multi-story building behind the hotel, are not part of the auction.

The three units share some common areas, mainly parking. Unit 1 is entitled to the use of 416 paved parking spaces, according to the auction advertisement.

Included in the sale

The following descriptions are taken from the online auction notice.

The Hager Hall Conference and Event Center has 30,000 square feet.

The complex that once housed Cancun Cantina West, Barefoot Bernie’s and the Hager Hall and Event Center in Hagerstown will be sold at an online auction. This photo was taken May 2, 2022.

The center includes a grand ballroom with two wings that has been the site of many community events through the years. The two wings can be divided into as many as eight meeting rooms.

There is a separate ballroom, known as the "Crystal Ballroom," and a second-floor level overlooking the grand ballroom that has two bridal suites, as well as other amenities, the auction notice states.

The restaurant/bar formerly known as Barefoot Bernie's is divided into a lobby, bar and restaurant areas, a separate dining room and two sets of restrooms. It is equipped with furniture, fixtures and equipment.

The nightclub formerly known as Cancun Cantina West is an open area with four bars, a dance floor, stage, loft area with a bar overlooking the dance floor, an enclosed outside bar and other amenities.

Amid the venues is a fully equipped kitchen that can serve the entire building, according to the auction advertisement.

Closed since 2019

Cancun Cantina West, Barefoot Bernie’s and Hager Hall were closed and put on the market in 2019.

In June of that year, attorney Roger Schlossberg said he was assigned by Washington County Circuit Court to sell the three businesses because of litigation among the owners of Hager Hall Associates LLC.

In October, the property was sold for $1 million to a Maryland corporation named 901 Dual Highway Unit 1 LLC, according to online property records.
